Barclay Downs
The neighborhood directly west of SouthPark Mall, with mid-century ranches being replaced by larger custom homes and sidewalks that actually go somewhere.
Barclay Downs is the single-family neighborhood between the SouthPark mall and Colony Road, built in the 1950s and 1960s on the Barclay farm with ranches and split-levels on big lots under mature trees. When a real estate listing says SouthPark, it usually means here.

- Fairview Road on the north edge
- Colony Road to the south
- Barclay Downs Drive and Runnymede Lane, the main streets
- The mall, a five-minute walk
If you’re moving here
This is for the household that wants SouthPark’s restaurants and offices at the end of the street and a yard behind the house. Prices reflect it, and the teardown cycle has replaced many of the originals with much larger houses, so you’ll choose between a 1960s ranch and a new build next door. Selwyn Elementary and Myers Park High are the assigned schools and the private schools are close. A lot of residents commute to the Fairview towers in minutes.
