Villa Heights

A small grid of early-1900s cottages with the Little Sugar Creek Greenway on one side and NoDa within walking distance on the other.

Villa Heights is the grid of 1910s-to-1930s cottages between NoDa and Plaza Midwood. It was a working neighborhood for the mills and the rail yards, went quiet through the late twentieth century, and has been filling with renovations and new builds since about 2012.

Where it is

• The Plaza to the east
• Parkwood Avenue to the south
• Matheson Avenue and the creek to the north and west
• Cordelia Park and the greenway at the door
• The 36th Street and Parkwood stations, each a walk

If you’re moving here

The appeal is position: NoDa’s strip on one side, Plaza Midwood’s bars on the other, both walkable. The streets are narrow, the lots are 50 feet wide, and the new houses are taller than the old ones, which is the neighborhood’s running argument. It suits a buyer who wants a cottage with a yard within walking distance of nightlife and a train. The annual home tour is the best way to see inside the renovations before you commit.
